Perial Asset Management has acquired the Alion building, the headquarters of the McCann communications agency, in Barcelona from Patrizia. Valued at €15 million, this office building joins the portfolio of SCI PERIAL Euro Carbone, available for life insurance. The Alion office building, with a surface area of 2,700 m² spread over 5 levels, was entirely restructured in 2018, changing from industrial use to office use. This restructuring enabled it to obtain LEED®, Leadership in Energy and Environmental Design, PLATINUM level certification.
The asset is located at 123 Ciudad de Granada, in the dynamic 22@ district, which is particularly popular with innovative technology companies and where Perial AM has already made two acquisitions: The Bolivia building and the headquarters of Toulouse Business School.
“The key location in the heart of the 22@ district, coupled with its recent renovation, makes it a prime asset in Barcelona’s tertiary landscape. After the recently inaugurated Toulouse Business School headquarters, the Bolivia office building and a hotel near the sea, this acquisition brings the number of assets we own in the city to four. This asset fits perfectly with SCI PERIAL Euro Carbone’s strategy through its potential for value enhancement and its ESG criteria. Its first-rate energy performance limits its carbon impact,” said Stéphane Collange, Investment Director of Perial AM.
Very well connected to the rest of the city thanks to public transport (Glories (L1) and Llacuna (L4) metro stations), the asset also has quick access to the Barcelona motorway, which provides access to the entire Mediterranean coast.
